My engineer filed the final plat and the county rejected it three weeks later over a drainage study that nobody flagged during preliminary approval
I had a 14-acre parcel in Bastrop County, six lots, preliminary plat sailed through in September. Engineer filed the final plat in January and the county came back saying the drainage study did not meet the updated standards they adopted in October, right in the middle of my hold period. Nobody told me there was a standards update coming. I do not know if the engineer was supposed to know and missed it, or if this is the kind of thing that just happens and I am supposed to absorb it. The revised drainage study is going to cost me another $8,400 and push my timeline by at least ten weeks, which on a $310k land loan at 9.5% is not nothing. I am also not sure whether the county restarts the clock on final plat review from scratch or picks up where they left off. My engineer says the latter but the county's office told me something different when I called. Has anyone had a preliminary approval not carry over its implied blessing when county standards changed between filing dates, and did you get any relief on the review timeline or did you just eat the full wait?
