Why does the lot absorption rate I underwrote feel completely disconnected from what the broker is actually telling me this week
Guy I work with on the capital side called me Tuesday, he's in a five-lot residential split outside Cumming, Georgia, Forsyth County, about 22 acres total. He modeled absorption at one lot per quarter and priced his participation accordingly. Broker he just hired is telling him the market is moving closer to one lot every seven or eight months right now, maybe slower. That gap is not a rounding error, that is the difference between a 20-month hold and a 40-month carry, and his interest reserve does not survive 40 months. I have seen this exact problem on two Indianapolis deals in the last three years, where the underwrite was built on comp sales velocity from 2021 and nobody went back to recalibrate before the loan closed. The capital sits there working against you while the market does whatever it wants. I am trying to figure out whether there is a reliable way to stress-test absorption before you set the participation terms, or whether everybody is basically just anchoring to the last broker conversation they had and calling it due diligence.
