Do I have to be accredited to put 50k into a 90 unit deal, or is that only certain deals?
I got forwarded a deck for a 90 unit in Greenville from someone in an investing group I lurk in. 50k minimum, 7 percent preferred return, five to seven year hold. When I asked the sponsor's investor relations person whether I qualified, she asked if I was accredited, and when I said I wasn't sure she said "then this one is a 506(c), so unfortunately no."
So now I have two half-answers in my head. Somewhere I read that anyone can invest in an apartment deal as long as the sponsor knows you first, and somewhere else I read that non-accredited people are basically shut out of apartments entirely. Those can't both be right. Is the difference the deal or the person? And is there something I should be doing now so I'm not having this same conversation on the next one that comes across?
