Selling a small rental through an agent and she came back asking me to cover $1,850 for what she called an enhanced marketing package. Photography, video walkthrough, a printed brochure and paid social. I thought marketing came out of the commission. She wasn't rude about it, said plenty of sellers split it now. I don't know if this is standard or if she's passing her provider bill to me.

Both exist depending on the brokerage. Some include a base marketing spend in the listing agreement and bill anything above it, some absorb it all. The thing to do is open the listing agreement and find the marketing clause, because it should say what's covered and who owns the photos afterward. Photo ownership matters if you relist with someone else, I've seen sellers get told they can't reuse images they thought they paid for.
