Has anybody actually fixed a direct mail campaign after it stopped pulling, or did you just kill it
Six months into mailing a 40 mile loop around Warner Robins and Monroe and I have sent 407 pieces total, hand-addressed envelopes on the first two batches, yellow letter format, and I have gotten two calls. One was a wrong number. The other was a guy who wanted to sell me solar panels. I switched to a typed postcard in month four thinking the handwritten thing looked too scammy in 2024 and response did not move at all. My list is pulled from driving for dollars so these are not random absentee owner pulls, I am writing down addresses I eyeball myself every week, which I thought would help. It has not helped in any measurable way. I am sitting on 12 acres under contract right now that I found through a county tax delinquent list and not through mail at all, so I know deals exist in this market. What I cannot figure out is whether the mail piece itself is the problem, the list is wrong, or I am just mailing too thin a volume to get a signal either way. 407 pieces across six months is probably not enough to know anything. A guy I talked to at a title company in Macon said he did not see volume under 2,000 pieces a month move the needle for anybody. I have not been able to get to that number on what I am spending, which is around $180 a month right now. Curious if anyone has actually turned a flat campaign around and what the thing was that changed.
