My own listings market better than my agent's, so is it time to bring it in house
Nine deals in, mostly light rehab resale in a mid-size market. Last four listings I wrote the copy, built the renovation one-pager, and shot the before-and-afters myself, and my agent used my materials verbatim. She's good on price and on negotiation. Her marketing package is a template with my address in it and a paragraph about school districts that I don't think anyone reads.
So I have two paths and they diverge on what I think the marketing is worth.
Path one, keep doing it myself and treat it as part of my deal cost. Real number: about six hours a listing including the shoot, call it $500 of my time at what I'd otherwise be earning on acquisitions. I keep control and the materials get better every listing because I know what my buyer pool responds to.
Path two, hire a provider who does this for agents, at the $900 to $1,400 per listing I've been quoted, and get four to six hours back. The quotes I've seen produce better looking output than mine. I'm not convinced they produce better selling output, because they don't know my buyer, and the two shops I talked to lead with design quality rather than with anything about how the piece moves a buyer.
The thing that makes this a real decision rather than a spreadsheet is what I'd do with the six hours. On a good month it's another deal sourced. On a bad month it's nothing. And a provider relationship compounds, they learn my product over four or five listings, which is exactly the argument the shops make and exactly the thing I can't verify before paying for five listings.
