Closed $2.1M in Rancho Santa Fe last week and I still cannot believe the appraisal came in clean
Bought it for a client relocating from the Bay Area, $2.1M, single family on about an acre, and the comp situation was genuinely thin because nothing comparable had sold in that pocket since early 2023. I had mentally prepared for a gap and started thinking through how we would handle it, whether we could get the seller to budge or whether my buyer would cover the difference out of pocket. She had the cash to do it but did not want to, which is fair. The appraiser came out, spent a solid two hours on site, pulled a couple of sales from a wider radius than I expected, and came back at $2.105M. I sat with that number for a minute before I believed it. We closed Friday. My buyer flew in from Palo Alto Thursday night and signed at the title office at 8am before catching a noon flight back. Fifteen years and I still get a little rattled when a thing I was ready to fight does not need fighting.
