Google search or Facebook for a first seller campaign in a small market
Been going back and forth on this for a couple of weeks and I can't get to a clean answer, so I'll put it up.
Small metro, maybe 180,000 people, and an investor client wants motivated seller leads. Google search gets you people who typed something like sell my house fast, so the intent is already there. The problem is the search volume in a market that size is thin, and the same four or five bidders are already in the auction. Cost per click gets ugly fast when the pool is small.
Facebook has volume for days and much cheaper clicks, but nobody there was looking for you. You're interrupting. The lead quality complaints I hear about Facebook are mostly this, people fill out a form because a form was in front of them, and then go dark.
The case for search is that thin volume at high intent still beats fat volume at no intent, if the budget is small enough that you can't afford to burn clicks learning. The case for Facebook is that in a market that small, search will cap out at a few dozen impressions a day and you'll never gather enough data to optimize anything.
