Handed 14 rural acres to a house group, where it sat eleven weeks
I mostly buy land and hold it, so this was me stepping outside what I know.
A seller I'd talked to for two years finally wanted out of 14 acres, mixed timber and pasture, county road frontage, no utilities to the property line. I put it under contract at $41,000 with a 45 day close because a wholesaling group in my area told me they had "over 400 buyers" and could move anything.
They could not move this.
Their 400 buyers buy 1950s three bedroom houses inside the city, rehab them, and either flip or refinance. Every single one of them. When they blasted the parcel, they got two replies, both from people asking whether there was a house on it.
I extended once for free and once for $500 to the seller. At week eleven I released the contract. She listed it with an agent who specializes in acreage and it sold about six weeks later for a number a little above what I had it at, which stung in a useful way.
Cost me $500, the 45 days, and some standing with a seller I'd worked on for two years.
What I'd do differently: before I hand a network anything, ask what their buyers have actually bought in the last 90 days, by property type. Not the size of the list. The list size is the number they lead with because it's the easiest one to say.
