How many of the 31 notes I serviced had a wholesaler anywhere in the chain? Four.
That number caught me off guard when I actually went back through the payment files last month. Two of those four deals came through the same two-person group operating out of Yuma County, Arizona, and one of those two the seller had never spoken to the eventual buyer before closing. The other 27 notes were sourced by the sellers themselves through personal referrals, one Craigslist ad from 2019, and a guy who puts handwritten flyers on utility poles along rural routes. No networks. No pooled buyers. No coordinated anything. Just people who knew people or knew a road. I expected the wholesaler presence to be higher given how much airtime networks get in these rooms, and it wasn't close. My two sellers moved a combined 31 parcels over about four years and wholesale referrals touched roughly 13% of that volume. The parcels that did come through the Yuma group closed faster, I'll give them that, 23 days average against 41 for the rest, but the notes on those deals were also smaller. Sellers took less. Whether that's the wholesale discount baked in or just smaller parcels I can't fully separate out. Curious what percentage of closed deals in actual active networks traces back to the network itself versus deals members would have closed anyway through their own buyers.
