Referred three deals to a group on a handshake and got paid on one
I do renovations and I keep bumping into sellers who don't want a rehab, they want out. I can't use those, so last year I started handing them to a five-person wholesaling group a friend vouched for. Verbal deal, 50/50 on whatever fee they made.
Three of those sellers signed contracts with them.
Deal one closed and they paid me $2,750 by Zelle, no paperwork, which felt great and taught me nothing.
Deal two closed and I got $400. The explanation was that the buyer renegotiated at inspection and the fee shrank. Maybe true. I had no way to check because I never saw the assignment or the closing statement.
Deal three closed and I found out from the seller three weeks later when she texted me thank you. Nobody in the group brought it up. When I asked, the guy who ran it said the deal went to a member outside our original arrangement, so my split "didn't apply."
Call it $4,000 to $5,000 of fee I think I earned and didn't collect, and I can't prove a dollar of it.
What I'd do differently: one page per referral, seller name, address, the split, and the date. And no more sending a lead until I've seen a copy of the signed assignment with the fee filled in. If they won't send that, I have the answer about the next one already.
