Same house showed up in my inbox three times, three different prices. Trying to work out what I'm actually buying.
I'm supposed to be closing on my first rental next month, a boring 3/1 I'm buying with a normal mortgage, and I got on a few wholesaler lists during the search because everyone said to. Now I have a problem I don't understand well enough to walk away from confidently.
Same property, a 1958 brick ranch, three emails in five days from three different senders:
- Monday, $118,000, "assignment, needs paint and a roof"
- Wednesday, $124,500, same photos, different phone number
- Friday, $131,000, same photos again, described as "off market, seller motivated"
All three signatures reference the same local group. One of them says explicitly in the footer that they're part of a buyer network of small operators who share inventory.
What I have: county assessor shows last sale 2011 at $61k. My state does publish sale prices, which I know isn't true everywhere. Comps in that pocket are $155k to $172k for updated. Roof is visibly 20 plus years, I can see curling from the street photos. I have not been inside.
What I don't understand:
- If it's one contract being passed around, who am I actually signing with, and is the $13,000 spread between Monday and Friday just three people stacking fees on the same paper?
- Do I have any way to see the original purchase agreement before I put money down?
- Monday's sender wants $5,000 earnest money non-refundable after a 5 day inspection period. On a house I haven't been inside.
I'm not desperate for this house. I have the other one under contract. But I'd like to understand the mechanics before the next one comes along, because I don't think this is the last time I see the same photos three times.
