Three of us split a $9,400 fee, and the addendum nearly killed it
Still pre-first-deal on my own account, but I've been the finder in a four-person group for six months and this one actually closed, so here's the shape of it.
I got a tired landlord off a hand-dialed list of owners with two or more properties in one zip. Duplex, both sides rented under market, deferred everything. Contracted at $118,000 with a 21 day inspection period and assignment language in the purchase agreement.
I had no buyer. One of the other members has about 40 buyers he actually knows, mostly people doing light rehab and refinance holds. He put it in front of six of them and had a signed assignment in four days at $127,400. Fee $9,400.
Split was 50 to me for the lead and the contract, 35 to him for disposition, 15 to the member who drove it, took 60 photos and put the lockbox on. I took $4,700, he took $3,290, the third guy took $1,410 for maybe three hours.
The part that nearly broke it: the title company flagged that our contract said assignment was permitted but the seller had never been told in plain language what that meant. They wanted a signed acknowledgment from the seller before they'd close on the assignment. Six days of chasing a man who works nights. He signed it. Disclosure and consent requirements on assignments vary a lot by state, so I'm now asking the closer what they need before I sign anything, not after.
What I'd keep: assignment plus a seller acknowledgment in the original packet, and one person owning dispo instead of four people spamming the same buyers.
