Two groups want me in and they want opposite things from me
I have no closed deals, six months of driving neighborhoods and pulling lists. Two local groups will take me.
The first one is four people and they want me on acquisitions only. I find sellers, I lock up contracts, they handle the buyer side and I get half the assignment fee. Nobody tracks who did what beyond that. The pitch is that I learn the hardest part first and never have to build a buyer list.
The second one is eleven people and mostly a shared buyer list plus a group chat where deals get posted. Dues are $95 a month. No fee split, everyone keeps their own deals, you just get access to buyers and to people who have already dealt with the state rules out here. The pitch is that I keep my whole fee when I finally get one.
What I can't work out is which side of wholesaling I should be weak at while I learn. If I never build a buyer list I'm dependent on four people forever. If I never learn dispo I have no idea whether the fee I'm quoted is real. The first group makes me useful immediately and takes half. The second one costs me $1,140 a year to be surrounded by people who owe me nothing.
I'd rather hear which of those two positions is worse for someone with zero deals than hear that it depends.
For a wholesaler with zero closed deals, which network position is the better first spot?
