Does a landlord actually own the furnishings situation when a placement agency picks the tenant
Sitting in on dispo calls has nothing to do with mid-term but I've been paying attention to how deals fall apart on control, and I keep thinking about this. The Dallas deal I'm in is workforce housing, fully passive, so I have zero say in anything. Fine for that structure. But I've been looking at a furnished unit in Denton, maybe 900 square feet, and the model I see people using is letting a placement agency like a travel nurse company source the tenant for them. My question is what actually happens to the furnishings when the agency is the one deciding who goes in and for how long. If they place someone for 60 days and that person trashes a couch or walks out with a lamp, does the agency carry any liability for that or does it all land on the owner. I asked a guy at a meetup and he said it depends on your agreement with the agency, which I knew already and is not useful. I want to know what language people have actually gotten into those agreements, or whether anyone has learned the hard way that the agency agreement was silent on it and something got damaged. My 11 acres has a farmhouse on it that I'm not touching for now but I'm trying to understand the control structure before I ever put money into furnishings somewhere.
