Is mid-term in a market with one hospital and one corporate park actually viable
I've been looking at a two-bed unit in Toms River, listed for $1,650 long-term, and the furnished comps on Furnished Finder are sitting at $2,400 to $2,600 for 30 to 60 day stays. On paper that spread looks good. But Toms River is not a medical hub, it has Ocean Medical Center and that is basically it, and the corporate presence is thin. I keep trying to find the tenant pool and I cannot figure out who is actually filling those units. The comps exist but I do not know if they are renting or just sitting there asking. Nobody local I have talked to can tell me how fast a furnished unit moves in that corridor, and the three people I found on Bigger who have done mid-term nearby are all closer to Asbury Park or Red Bank, which is a completely different demand picture. The spread makes sense on a spreadsheet if occupancy holds above 80 percent. Below that and I am splitting the difference with long-term for a lot more work and a lot more furniture depreciation. My question is whether a market this size, one anchor employer category, thin corporate base, can realistically sustain that occupancy or if the comps I am looking at are just aspirational listings that nobody is actually booking.
