My market everyone said mid-term was free money and I believed it longer than I should have
Arlington is not a travel nurse hub, which I knew, but I bought the argument that corporate relocations from the DFW corridor would carry the load. Talked myself into it based on one quarter of decent numbers someone showed me at a meetup in late 2022. Furnished a two-bed in a suburb off I-20, full setup, around $9,400 all in, targeting the 45 to 75 day corporate relo tenant. First placement took 31 days to find. Second took 19. Third slot sat empty for 52 days and I ran the math and the long-term comp for that street was $1,490. I was averaging $1,710 after vacancy drag, so $220 a month of premium was absorbing all the turn cost and the platform fees and leaving me with nothing for the furniture depreciation I was not counting. The corporate relo demand I was promised was real, it was just concentrated about eight miles north in a zip code I did not buy in. My zip had insurance placements and exactly one travel contractor who stayed 38 days and left the place fine. I am not saying mid-term is broken. I am saying the demand is geographically specific in a way that a meetup slide does not show you, and I trusted a radius instead of actually calling property managers in that corridor and asking where their relo tenants were landing.
