One unit, one month of sourcing effort, where does it go?
I've got a furnished 2 bed coming available in three weeks, 30 day minimum, mid-size market with a hospital and a decent amount of corporate traffic from two plants. My margin on this one is thin because I paid too much for the rehab, so the vacancy days matter more than the rate.
The part I can't decide is where to spend the effort. I can only really do one of these properly, and doing all of them badly is how I ended up with an empty unit last time.
The case for the furnished-rental listing sites is that the people browsing them are already looking for exactly this, 30 to 90 days, furnished, and they mostly know how the paperwork works. Low effort per inquiry. The case against is that in my market there were only a dozen or so listings last time I looked, which could mean no competition or could mean nobody searches there.
The case for Airbnb or Vrbo with a 30 night minimum is volume of eyeballs and a booking system that works without me. The case against is the fee, the review pressure, and that I'd be competing on a platform built for nightly stays where my rate looks strange next to a weekend cabin.
The case for direct outreach, meaning calling hospital housing coordinators and the staffing agencies that place travelers, is that it's the only channel where somebody else does your sourcing repeatedly once they trust you. The case against is that it's slow, it's phone calls, and a coordinator has no reason to return my call in week one.
Relocation and insurance placement companies are the fourth option and I know the least about them. Higher rates from what I read, and a lot of process.
Genuinely split on this. Where would you put the month?
