Does anyone know what county assessors actually do when the residential and commercial components get assessed on the same parcel
Bibb County assessed my duplex as one number, no breakout, and that was a residential-only property so I didn't care much. I'm now looking at a three-story building in a neighboring county, two retail bays on the ground floor and four apartments above, and the assessed value is one figure with no line showing how the assessor split the use types, or whether they split them at all. My concern is that the comps an assessor pulls for the retail half and the comps for the residential half are going to be completely different datasets, and if they just blend them or default to whatever the dominant use is by square footage, the assessment could be off in either direction from what I'd actually contest if I needed to. Has anyone had an assessment on a mixed-use parcel reviewed and found that the assessor's methodology was actually documented somewhere, or did you have to request something to get at it? Georgia specifically would help but I'll take any state where someone actually went through the process.
