My insurance renewal on the 44-unit in Cincinnati came in at 31 percent over prior year and I still don't know if that's the market or my broker.
I had budgeted 8 percent for insurance growth when I underwrote this thing. Thirty-one landed on my desk last week and I sat with it for a while before I even called anyone. The broker says it's Cincinnati multifamily broadly, says carriers pulled back after a bad hail year and that the 1980s vintage stuff is getting hit hardest. My building is 1986. So that checks out, but I also have no way to verify whether a second broker would price this differently or whether I'm just being told a story that happens to fit my situation. I ran the number through the original model and it moves NOI down about 4 points on the asset, which on a 44-unit doesn't feel catastrophic but it compounds if the next renewal goes the same direction. I'm getting a second quote this week from a broker I used on the Stockton deal. Curious whether anyone here has re-bid insurance mid-ownership on a Cincinnati or Ohio property in the last 18 months and whether the gap between brokers was real or basically nothing.
