Everyone in my market pulls the same pre-foreclosure list and I'm the fourth call
Running about 1,100 dials a week on a stacked list, pre-foreclosure plus 50 percent-plus equity plus 10-year tenure. Contact rate is fine, roughly 8 percent. The problem is that on the conversations that go anywhere, the owner tells me they've already talked to three people this week and one of them already sent paperwork. My spread on the two deals I've had close to signature was thin enough that I walked.
So the question is structural, not tactical. If the court data is available to everyone the day it's filed, how do you get earlier than the filing? I've thought about working code violations before they become anything, and about building relationships with estate attorneys, but the first is noisy and the second is a 12-month payoff at best. What are people actually finding upstream of the obvious lists?
