Has anyone gotten a lead worth calling just from showing up to a property and talking to a neighbor?
I was walking a block in Garfield Heights last Saturday, just looking at a fourplex I'd been tracking on the auditor site for months. Absentee owner, taxes paid late two years running, property looks like nobody has touched it since 2019. I knocked on the door of the house next door more or less out of curiosity and the guy who answered knew exactly who owned it, had the guy's cell number, and said the owner had been trying to figure out what to do with it since his wife passed. I called the number that afternoon. Owner picked up on the second ring. We talked for twenty minutes. Nothing is under contract, I'm not even sure I can move on it yet given where my down payment is, but I have a direct conversation going with a motivated seller because a neighbor handed me the whole situation. I did not mail anything, I did not buy a list, I just walked the block. Wondering if other people have had this happen and whether it was repeatable or if I just got lucky on a random Saturday.
