Has anyone had a motivated seller go cold between the first call and the second?
Guy in the South Valley called me back after I left a voicemail on a vacant fourplex off Isleta. First call was maybe 22 minutes, he was talking about needing to liquidate, mentioned a number in the low 280s, said he'd send me photos that night. I had comp runs going by 9pm. Second call, three days later, totally different person. Said he was going to "sit on it a little longer" and that his daughter thought it could rent for more than he'd been told. I lost him somewhere in that 72-hour window and I don't know what changed. My guess is someone else called him in between, or the daughter got involved, or he just had time to talk himself out of urgency. But I also wonder if I let the gap get too long. Three days felt reasonable to me because I didn't want to crowd him, but maybe that's where I blew it. I've done it faster since, like trying to get a follow-up scheduled before I hang up the first call, but I still think about that fourplex because the numbers at 280 were actually workable after what I've seen in this market. Anyone had this happen and figured out what actually flipped the seller back to cold, or is it just always going to be a guess?
