What do I say I am on the first call?
I have a script draft and I keep rewriting the same line.
Option one, I say up front that I'm an investor, I buy at a discount, and I may resell or pass the contract to another buyer. Nobody feels tricked later, and if I ever do assign, that has to be disclosed at some point anyway. How disclosure works and whether any of it brushes against licensing depends on the state, so I'd have the actual wording looked at by a local attorney before I use it.
Option two, I say I buy houses in the area and let the rest come out as the conversation goes. Not hiding anything, just not leading with a word that makes half of older homeowners hang up. The exit gets explained when we're talking about price and timeline, which is when it matters to them.
What makes me hesitate on option two is that I can't tell where "later in the conversation" ends. If someone signs a contract still thinking I'm the person moving in, I've done something I wouldn't want explained back to me...
I'm also cheap right now, so every call I burn by opening with the word investor is real money out of a small budget. That's probably the wrong reason to decide it.
