I almost called my agent at 11pm the night before closing to back out
Not because the numbers changed. The duplex in Garfield Heights, $187,500, penciled out at around $1,100 a month in rent against a $1,040 PITI and I had two tenants already in place. Nothing broke. I just sat there at my kitchen table convinced I was about to do something stupid. My agent had walked me through the inspection report three times. My lender confirmed the rate was locked. The title company had everything. And I still wanted to find a reason to walk. I think I was hoping somebody would tell me the doubt meant something was wrong with the deal, so I'd have permission to stop being scared. But the doubt had nothing to do with the deal. It was just the first time real money was leaving my hands permanently and I hadn't felt that before. I closed the next morning. Both units are still occupied. I check the numbers every couple weeks and they still work. The feeling I had the night before told me nothing useful about whether to buy that property.
