My agent found the house I ended up buying and I still don't know if I would have found it myself
I've been sitting with this for a few weeks. Closed on a 3-bed in Maplewood last spring, not the one I'm carrying the note on, a different one, and my agent sent it over about four hours before it hit the MLS. By the time it showed publicly there were already two other showings scheduled. I don't have a relationship with any of the listing offices in that area, I don't drive neighborhoods on weekends, I wasn't watching that zip code closely enough to catch it myself. So I went from offer to contract in 36 hours and I genuinely can't tell if that's the agent's network doing real work or just timing. The fee was 2.5 percent on 318k, so roughly 7,900 that came off the seller side on paper but I know how that math moves through a transaction. I'm an appraiser. I see what comparable sales look like with and without seller-paid concessions baked in. It doesn't disappear. What I can't figure out is whether I would have found that property at all without her, or found it two days later when someone else already had it under contract, and whether the 7,900 was actually the cost of that four-hour window or whether I'm just telling myself a story about it.
