So what does a buyer's agent actually do between the showing and the closing table?
Career changing into this and I'm starting from nothing. What I pictured was an agent opening the door, you like the house, you sign, done. Then someone in another forum said the showings are maybe 10% of the work and the rest happens after you go under contract, which nobody sees.
I also read that since the settlement changed the rules I have to sign a representation agreement before touring, and part of that agreement is supposed to spell out what the agent is being paid for. Which makes me think the job is written down somewhere and I just haven't seen the list.
What's the actual sequence? I'd like to know what I'd be signing up to do before I spend money on a license.
