Does a listing agent's CMA carry any more weight than Zillow if both are wrong by the same 8 percent
I have a property in Canton I bought in 2019 for $147,000, one unit occupied, one vacant, and I have been noodling on whether to sell or keep it. Three people have told me to get a CMA from a listing agent before I decide anything. I did, and the agent came in at $198,000. Zillow has it at $191,000. Neither number moved me because I have no idea what either one is actually built on. The agent showed me four comps, two of which sold more than 14 months ago and one of which is on a street I would not voluntarily send a tenant to. I pushed back on the 14-month ones and she said the market has been stable so it does not distort the figure. Maybe. But I pulled those same addresses and one of them sat 61 days and the other had a price cut of $9,000 before it closed. That does not read as a clean comp to me. So I am genuinely asking whether a CMA done by someone who wants the listing is structurally more reliable than an algorithm, or whether they are just wrong in different directions and I am supposed to triangulate between them myself.
