Software I actually tried on three doors before settling on nothing yet
Started with Buildium when I was still doing the Cincinnati assignment and thought I'd scale fast. Never got past the free trial because the per-unit pricing didn't make sense at three doors, closer to $60 a month for features I wasn't using. Switched to TurboTenant for about four months on the South Valley house, and the free tier handled applications and rent collection fine until I had a partial payment situation in September and the system had no clean way to log it without making the ledger look like the tenant had paid in full. That cost me two weeks of back-and-forth with the tenant because I couldn't show her a clean statement when she disputed the balance. Moved to Avail in November, $9 a unit on the unlimited plan, and the maintenance tracking is better but the lease builder defaulted to a generic New Mexico template that was missing my specific pet addendum language, so I had to catch that manually before I sent it. None of these platforms have been wrong exactly, they just each had one thing that bit me at the wrong moment. I'm still on Avail right now but I wouldn't tell anyone it's solved. Three doors is the awkward number where you're too small for the serious tools and too complicated for a spreadsheet, and I haven't found the thing that sits cleanly in between.
