I went back through everything I closed before deciding to go independent and that number stopped me. Not 34% with lease issues, 34% where rent was still coming in on a dead lease and the owner had no idea what their actual exposure was. Holdover language in most of them, so legally fine, but the cap rate someone is pricing that income on assumes a term that does not exist. I am doing this work from the valuation side right now, but I am buying on the service side starting next spring and I want to know how often you are actually auditing holdover status before you acquire. Because in my experience the seller's broker is not volunteering it and the rent roll shows current rent, full stop.
