Do I say out loud that this would be my first assignment
I have a buyer who flips maybe eight houses a year and he agreed to a call on Thursday. The plan is to ask what he buys, write it down, and go look for it. Standard reverse order from what I have read here.
What I cannot decide is whether I tell him I have never closed one. Two things pull at me. If I say it, he might spend the call teaching me instead of testing me, and if I bring him something later he already knows to double check my numbers, which honestly he should. If I do not say it and he assumes I have a track record, then the first time I fumble the contract language he learns it the expensive way and I am done with him.
The other side is that experienced people say buyers do not care who you are, they care whether the address and the price work. Nobody asks the guy who brings them a good sandwich how many sandwiches he has made.
I am not going to claim deals I have not done. The question is narrower than that. Do I volunteer it on the first call?
