Does building a buyers list first actually change what you can negotiate with sellers in NoVA
I did not start with a buyers list when I got into storage. I found the facility, went under contract, then spent three weeks scrambling to figure out who would buy it if I needed to exit. That particular deal I kept, but the scramble was real and it cost me leverage I did not know I was giving up until the closing table. Northern Virginia is a different animal because the seller pool there has seen enough investors that they have opinions about proof of funds timelines and they will pull a deal if you look uncertain. If I were starting a reverse wholesale operation in NoVA specifically, I would want at least two committed buyers with written criteria before I put earnest money down on anything, not because it feels cleaner, but because a seller in Fairfax County or Loudoun who smells hesitation will find someone else inside of five days. The list is not the point. Knowing that a specific person will pay $480,000 for a three-two in a particular zip code with a rehab budget under $60k is the point. That is a conversation you can have before you have a property, and it costs nothing except the phone call.
