My reverse wholesale buyer closed four deals with someone else while I was under contract on something that matched his box exactly

Hilliard, Ohio. House came in at 118k asking, ARV around 195k, repairs maybe 28k by my count. My buyer had told me 70% ARV minus repairs was his number, which puts the ceiling at 108,500. I got it under contract at 104k, figured I had room for a 6k fee, sent it over on a Tuesday. He said he was tied up and would look by Thursday. Thursday became Friday. Friday he called to say he'd just closed on two properties in Reynoldsburg and had another in Gahanna already in diligence, and his capital was committed through the end of Q3. None of that came up when we talked in May. I had 12 days left on the inspection period and four other names on a list I'd barely touched because I thought this one was done. Went through all four. One never answered, one wanted 65% ARV minus repairs and nothing in between, one was interested but needed to close in 90 days minimum and my contract didn't have an extension clause I could actually use, and the last one made an offer to the seller directly after I sent him the address to confirm the location. Lost the earnest money, lost the deal, and now I'm wondering whether the buyer I thought was my anchor was ever really in a position to move at the pace I assumed.
