My seller finance note just got bought by a fund at 67 cents on the dollar and I thought that was an insult until I did the math
So I originated a note in March 2023, 18 acres in Ozark County Missouri, buyer put $1,800 down, $289 a month for 84 months at 12.9%. I was sitting at about 38 payments remaining when this fund reached out cold. Offered me $6,100 for a note with roughly $10,982 left in remaining payments. My first reaction was genuinely offended, like I built this thing from a $4,200 acquisition and now you want it for 67 cents. Then I sat with my actual yield since origination, which was fine but not exceptional because the buyer has paid slow twice and I had two months where I was manually chasing him. When I modeled reinvesting that $6,100 into a new acquisition right now versus waiting 38 more months for the tail on this note, the fund's number started looking different. Not good, but different. I did not sell. Still holding. But the gap between what I felt and what the spreadsheet said was about $4,800 wide and that bothered me more than the offer did.
