Filling shoulder season with monthly guests keeps running into the 30 day line
62 sites, full hookup, near a national forest entrance. June through mid September we're effectively full at $58 a night. April, May and October run about 22% occupancy, and the fixed cost doesn't care.
Monthly rate in our market is around $650 plus metered power. On a per site per night basis that's roughly $21 against the $12.76 the shoulder months actually deliver at nightly rates. So the math says take the monthly guests.
What's stopping me is that our attorney flagged the 28 to 30 day stay threshold in our state and said past that a guest may stop being a guest. I don't want to solve a revenue gap by creating something I can't unwind in spring. Curious how people who run mixed nightly and monthly parks actually structure the shoulder season.
