Utility infrastructure is either 250k or 900k depending on who I ask
Deep in diligence on a 120 site park at 4.2M, seller's NOI 372k, so call it 8.8 going in. Good corridor location with a state park eight miles away. The revenue side holds up under scrutiny better than most I have looked at, three years of reservation exports that reconcile to deposits within a couple percent.
The infrastructure is where I am stuck. 88 of the 120 sites are 30 amp only. Electrical contractor walked it and quoted 2,800 a pedestal to convert to 50 amp, which is 246k, and then said that number assumes the existing service and distribution can carry the load. He also said it probably cannot, and that a service upgrade with a new transformer and re trenched feeders could be 400k to 600k on its own, and the utility may or may not contribute.
Separately the wastewater is a package treatment plant from the late 1980s. The seller's operator says it is fine. The engineer I hired says the plant is at the end of its design life and that a replacement is a six figure item plus permitting, which for a treatment plant of that size is a state level process.
So my capital number is somewhere between 250k and 1.1M and those two ends produce completely different deals. At the low end I am fine. At the high end my basis is 5.3M on 372k of NOI, which is a 7 cap on a park I would then have to run through construction.
Due diligence ends in 18 days. I can extend once for 25k, nonrefundable, applied to purchase. Trying to decide whether to spend it.
