Inspection day: be there in person or leave a lockbox?

Annual inspection on one of my rentals is scheduled for next week and I've got a conflict. Options are drive an hour each way and meet the inspector at the door, or leave the key in a lockbox and read whatever comes back.

Being there means I hear what gets flagged while the inspector is standing in front of it, and sometimes small things get talked through rather than written up. It also means the tenant sees me, which has been useful for other reasons.

The lockbox version costs me two hours less and treats the inspection as what it technically is, a pass or a list. If something fails I'll get the item in writing either way, and I can fix a torn screen without having heard a person say the words torn screen.

I've done it in person every time so far and I'm honestly not sure whether that's diligence or just habit. Curious what people with more doors do, because at some point the in-person version stops scaling.
