Airbnb co-host payout split or invoice the owner at month end?

Every co-hosting agreement I've read while researching this uses one of the two you named, and the split is the more common one for a co-host with three or four listings. The ones that invoice tend to be the bigger operators who have direct booking sites too, because the split only exists inside Airbnb and doesn't help them at all on Vrbo or their own site. Your bookkeeping problem is the cleaner sitting on your card, not the payout method.

There are three arrangements here and they're worth naming separately.

A co-host payout split is an Airbnb setting where the owner, who stays the host of record, tells the platform to send you a set percentage or a flat amount out of each payout. The money divides at the platform. You never hold the owner's funds.

The second is what your new owner wants. All payouts go to the owner, you send an invoice each month, she pays it. Same economics, more paperwork, and it works identically across Airbnb, Vrbo and direct bookings, which the split does not.

The third is the one your reading was about. If all guest money lands in your account and you remit the owner's share, you are holding funds belonging to someone else, and in some states that touches trust account rules or a property management license depending on how the statute is written and what else you do for the owner. Whether it applies to you depends on your state and your agreement, so that's a question for a local attorney before you set it up, not after.

On cleaning, your instinct that it's the messier part is right. Two things to fix regardless of payout method: state in the agreement whether your fee is calculated on payouts including the cleaning fee, and get cleaner invoices billed per property so the reimbursement line on the statement matches a document. Also decide what happens on refunds and cancellations, because a split already paid to you on a stay the guest later gets refunded leaves you overpaid, and someone has to claw that back.

On the invoicing setup, does the owner get a 1099-K for the full gross from the platform and then deduct your fee, while with the split you each get your own? I'm asking because that difference seems to be the whole reason her bookkeeper prefers one, and I'd want that answered before signing anything with a tax person, not after.

One thing to check on the loan side if any of these owners are financed. Some mortgage documents include an assignment of rents, and having rental income routed through a manager's account can raise questions with the servicer. The split avoids the issue entirely since the owner is still the payee. Worth a written question to her lender rather than a guess.

Does the Airbnb split percentage apply to the cleaning fee portion of the payout or only the nightly rate? Because if it takes 20 percent of a $150 cleaning fee too, that's $30 a turn that never shows up in anyone's spreadsheet.

@ember that's exactly why I'd never run the split without a monthly statement reconciling gross, platform fee, your fee, cleaning reimbursements and net to owner, line by line. @keystone the part I'd tighten first is the cleaner on your personal card. At three properties that's maybe $1,800 a month of your cash floating on someone else's behalf, and the day an owner disputes one invoice you're the one out of pocket. Either the cleaner bills the owner directly, or you hold a float the owner funds up front and replenishes.
