Airbnb co-host payout split or invoice the owner at month end?
Third owner is signing and I still don't have a consistent way of getting paid. My first two are set up with the Airbnb co-host payout split, so my percentage lands in my account per booking and I never see their money. This new owner wants all payouts to go to her, and then I invoice monthly, which she says is cleaner for her bookkeeper.
Where I got nervous is something I read saying that if you collect the guest money yourself and then pay the owner, that can look like handling other people's funds and pull you into trust account or licensing territory in some states. I'm not doing that, or at least I don't think I am. But I also can't tell which of these two setups is normal, and the cleaning fee makes it messier, because with the split my percentage seems to apply to the whole payout including cleaning, and my cleaner invoices me directly. So on two properties I'm paying cleaners out of my own money and hoping the reimbursement line on the statement is right.
