Finished a full gut on a 1920s two bed bungalow for a client, $118k of work, closed out the final inspection three weeks ago. He was going to sell. Now he wants to furnish it and put it on Airbnb, and he wants me to run it, because I'm the one who has been in that building permit office every week for five months.
Numbers as I have them. Furnishing quote from a supplier I use on flips came in at $24k, which I think is $6k too high for a two bed. Comp set in that neighborhood shows ADR around $210 in season, call it $185 blended, and I've seen occupancy quoted anywhere from 52 to 65 percent, so $35k to $44k gross depending on which number you believe. At 20 percent that's $7,000 to $8,800 a year for me.
The city moved to registration plus an annual life safety inspection this year. That's the part I'm actually good at, I know those inspectors by first name and I know what they flag.
What I don't have is any turnover capacity. Best local cleaning company quoted $135 a clean with a 48 hour scheduling window, which is useless for a same-day flip. My crew does demo and drywall, they are not making beds.
Decision on my desk: quote 20 percent, or quote $1,000 a month flat plus 10 percent of gross above $50k. And whether one house is even worth building a turnover bench for.
