Nine units in the same lake town and my own listings are the comps
I co-host nine cabins inside a six mile stretch of the same lake town, all on 18 to 20 percent of revenue. Each one has its own base price in PriceLabs, all of them run a 2 night minimum, and shoulder season occupancy across the group went from about 68 percent to 61 while ADR slid roughly $22. What worries me is the pattern: when unit 4 drops for an empty weekend, units 6 and 7 drop two days later, and the tool looks like it's reacting to unit 4. I think I've built a machine that bids against itself.
Two things I can't resolve. First, whether there's a real way to price a cluster as a portfolio when the software is built to price a single listing against a market. Second, if I start steering an inquiry from a booked cabin to an open one, whose interest am I serving, since each owner signed a separate agreement with me and none of them know how many others I run in that town.
