First nightly rental: 70 minutes away in a soft market, or five hours away in a good one?
I've spent most of my investing life on land and long holds, so nightly rentals are new ground for me and I'm asking as a beginner here.
Two things landed on my list in the same month. One is a small cottage about 70 minutes from my house in a modest lake area, shoulder seasons are dead and the summer comps I can find suggest gross in the low twenties. The other is a cabin about five hours away in a real tourism market with a longer season, and the comps there look meaningfully better, maybe half again as much gross.
The argument for near is that I can drive over on a Saturday, meet the cleaner, see what guests see, and fix something small before it becomes something large. The argument for far is that the market does the work, and a weaker market punishes me every single month no matter how many Saturdays I give it.
I keep flipping. People who have done this seem split, and the people who tell me distance doesn't matter all seem to already have a manager they trust, which I don't.
Curious how the room would weight it for a first one.
