Turnkey has no standard definition. It's a marketing word meaning the seller believes you could take bookings the week after closing, and it carries no warranty about what's included or what condition it's in. The inventory list @fathom is asking for is the only version of that word that means anything.
On the reference point: furnishing a two bed cabin from scratch at a level that photographs well and survives guests usually lands somewhere around $15k to $30k. Beds and mattresses for two rooms plus a sleeper sofa are $4k to $7k. Living room and dining together, $3k to $6k. A full kitchen with cookware and dishes for eight, $1,500 to $3,000. Linens at three sets per bed plus towels, $1,500 or so. Then the outdoor furniture, the TVs, the art on the walls, and the small stuff that adds up to more than you'd guess. A hot tub alone is $6k to $12k installed new.
So $18k for a used set including a hot tub isn't crazy on its face. It depends entirely on age. Furniture that's been through two years of nightly guests is closer to halfway through its life than new, and mattresses and linens in a working short-term rental are consumables rather than assets.
The items that would actually move my number aren't in the bill of sale at all. Guest reviews and listing history generally don't transfer with the property, since accounts belong to the host rather than the address, so you start at zero reviews at whatever price a zero-review listing gets in that market. Confirm the current transfer rules with the platform directly. And check whether the county or town permit survives a change of ownership, because that one can be worth more than every stick of furniture combined.
