Thinking about running turnovers as an actual business instead of just for my own units
I've got a handful of doors and the cleaning side is the part that keeps breaking. Every cleaner I use is a solo operator, they cancel, and a Saturday cancellation in a market with 3pm check-in costs me a $340 booking plus the review.
So I'm looking at the other direction: build the cleaning and turnover operation myself, staff it, and sell capacity to other hosts in the same market. Rough numbers, a turnover here bills at $110 to $150 depending on size, labor is maybe $55 to $70 for two people at ninety minutes, so gross margin looks fine on paper. What I don't know is what actually kills these businesses. Is it scheduling density, linen, insurance, or something I'm not seeing? Anyone gone at this from the service side?
