1,600 miles from the only houses I can afford
I left a warehouse job in March and I have 34k saved. Nothing near me trades under 400k, so every house I can actually buy is in two midwest metros I've never been to, where 3/2 houses go 140 to 175k and rent 1,250 to 1,450.
I've run maybe forty of these in a spreadsheet. What I can't figure out is the part that isn't math. I'd be hiring a property manager at 10 percent because I obviously can't fix a toilet from here, and every conversation I've had with a manager has been them selling me on their portal. How do I judge whether a manager is any good before I own a house for them to manage? And is a first rental I have never physically stood in a reasonable thing to do, or is that the kind of decision people regret in year two.
