Does anybody actually line up contractors before closing or do most people just wing it after keys
I have been asking myself this for months watching deals in Garfield Heights. My plan is a duplex or triplex, probably in the 150k to 220k range, and every time I mentally walk through the closing process I get fuzzy on what the weeks right before should look like practically.
Like I understand the inspection happens, the appraisal happens, the lender does their thing. What I do not have a clear picture of is the work outside of that. Do you call a plumber before you close so you already have someone on retainer by day one? Do you walk the units again with a contractor to price out anything the inspector flagged, or is that too late to matter since you are not renegotiating at that point? Do you get landlord insurance bound before closing or does the lender force that earlier in the process anyway?
The tenant side also confuses me. If one or both units are occupied, what are you actually allowed to ask for before you own it, and who do you coordinate with, the seller or the tenants directly?
I am probably 8 to 14 months out from a real offer so this is not urgent, but I would rather know the sequence now before I am staring at a 30 day close with no idea what order things go in.
