running the numbers on a specific file right now. memphis, 38114. arv sits at $187k, my remote contract is at $71k, assignment fee i'm trying to pull is $14k, so end buyer gets it at $85k. repair estimate from photos and a video walkthrough my guy did is $38k, which puts the end buyer at $123k all in, $64k under arv. that spread works on paper. but i'm talking to a local wholesaler who says he can get the same seller to $68k because he sat in the living room with her, and he's already got a cash buyer at $90k who trusts him from three prior deals. so he closes faster, collects $22k, and his buyer is in at $90k with the same $38k in repairs, $128k all in. his buyer pays more. his fee is bigger. his deal closes in 9 days, mine is on day 22 of a 30-day window with the end buyer still negotiating. i think remote works when i'm the only one looking at a zip code. when a local operator is on the same file with a warm buyer relationship i'm already behind before i pick up the phone.
