My sourcing client just told me his attorney wants to review every contract before he signs and I did not build that into the timeline
Found a property in Millard County two weeks ago, got it under contract at 61k, seller had a hard deadline on the back end because of a probate filing. My client said great, sent it to his attorney, and I did not hear anything for nine days. Lost the deal on day eleven. I had no clause in our sourcing agreement covering review periods, nothing that said he had to respond within X days or the deal moved on. I just assumed we were aligned on urgency. Attorney review is not an unreasonable ask, I get that, but nine days on a probate-tied contract with a motivated seller is a different thing than nine days on a stabilized rental. I do not know whether I add a response window to the sourcing agreement itself, write it into the presentation template so it travels with every deal, or just have a direct conversation at the front of each engagement about what fast actually means. Right now I have a seller who thought I was solid and a client who does not understand why the deal fell apart.
