Does anyone actually build their own list or is everyone just paying for the same tired data
I've been running skip trace pulls off county delinquent tax rolls for two counties in the mid-Atlantic, maybe 400 records a month, and the overlap with what the paid list vendors are selling is uncomfortable. Like I pull a name, cross it with PropStream, and it's already in three marketers' stacks. My response rate off cold SMS to that data has been about 1.2 percent, which I know is not catastrophic but the deals I've actually gotten traction on came from two other places entirely. One was a probate filing I pulled directly from the courthouse portal, which nobody had touched yet because the estate hadn't cleared. The other was a driving-for-dollars run my acquisitions guy did in a zip where I'd already closed one deal, basically on the theory that distress clusters. Both of those felt like actual signal. The delinquent tax list felt like I was paying to compete with fifteen other wholesalers for the same phone number. I'm trying to figure out if the courthouse sourcing is scalable or if it only worked twice because I got lucky. Probate timelines vary so much that timing a first contact feels more like guessing than process. What are people actually finding when they go direct to source versus aggregated list products, and does the courthouse approach hold up past the first few deals?
