Backyard cottage for the income, but who actually deals with the tenant?
My house sits on a corner lot with room behind the garage, and two different builders have told me a small detached unit would rent for something like $1,600 here. The income part I follow. The part I keep getting stuck on is that I don't want a second job, and everything I read assumes I'll be the landlord myself.
When I called a property management company they said they take 8 to 10 percent, which on $1,600 is about $140 a month and honestly fine by me. Then the guy mentioned a monthly minimum and a separate leasing fee and I lost the thread. A neighbor also told me managers don't bother with one-unit ADUs at all, and that self-managing is easy anyway because the tenant is thirty feet from my kitchen window. That last part sounds like the opposite of easy to me.
So what does the management side of a single ADU actually cost and cover, and is one unit even something a company will take on?
