Rent the ADU or rent the main house? I keep landing on different answers depending on which spreadsheet I open
First rental is coming and it looks like it's going to be a house with a detached cottage in the back rather than the duplex I originally wanted. Which means I have to decide which side I live in, and the more screening I read the less obvious it gets.
Case for living in the main house and renting the cottage. It's the standard version. Smaller unit, smaller rent, lower total exposure if the tenant stops paying. Applicant pool for a 500 square foot cottage is mostly one person or a couple, which is a simpler screen. I keep the space I actually want to live in, and if I ever want to stop being a landlord I just stop renewing.
Case for living in the cottage and renting the main house. The three bedroom rents for roughly double what the cottage does, so I'd be closer to living for free or better. My cost of living drops hard, which is the whole reason I'm doing this. The screen is harder because I'm handing a family the bigger, more expensive asset, and turnover on a three bedroom costs more. Also I'd be living in 500 square feet, which is fine at 31 and less fine later.
The thing tipping me back and forth is that some ordinances have owner-occupancy conditions and I don't yet know whether ours cares which unit the owner occupies. Curious where the room lands on this before I know that answer.
